The Studio is developing high-end marinas, exclusive resorts, and luxury villas, shaping the future of this rapidly growing Mediterranean destination.
Albania represents a unique opportunity for innovative and sustainable development. LUCA DINI Design & Architecture aims to play a key role in this transformation by creating sophisticated spaces that seamlessly blend into the surrounding landscape while enhancing the local urban fabric. Seafront experiences are being reimagined to offer fluid connections between land and sea.
Each project is a masterpiece inspired by Italian identity and the Florentine Renaissance, embodying a harmonious blend of tradition and modernity, classical elegance and contemporary design. These iconic landmarks pay tribute to Italy’s rich cultural heritage.

THE PROJECTS IN DETAIL
COLOSSEUM 339: A METAPHYSICAL FUSION OF TRADITION AND MODERNITY
Inspired by De Chirico’s Metaphysical Cities, the Colosseum 339 tower features rounded arches of varying sizes across all elevations, embodying the union between tradition and modern dynamism. The design translates metaphysical concepts into functional and aesthetic architecture, placing humans at the center of the experience. Its architectural language draws from traditional Albanian fortifications and medieval Italian towers, reinforcing the cultural ties between Albania and Italy.
TIRANA VILLAS: HARMONY BETWEEN NATURE AND ART
This luxury residential project seamlessly blends architecture with the natural landscape, offering a unique living experience. The villas follow a hypogean architectural approach, while the retaining walls evoke the geometric dynamism of a Kandinsky painting, transforming the landscape into an open-air work of art.
DURRES TOWER: A NEW LANDMARK FOR ALBANIA
The historic coastal city of Durres will soon be home to Durres Tower, a 30-story multifunctional skyscraper set to redefine urban life. Spanning 4,350 square meters, the tower will become a central hub for residential, commercial, and hospitality activities. Its façade features slats of recycled wood and special resin, 3D-printed directly on-site. The project also incorporates a “green canyon,” an ecological corridor designed to improve air quality.
PINE RESIDENCES: A MODERN FORTRESS INSPIRED BY DURRES
Pine Residences is a new settlement evoking the memory of Durres’ ancient ruins, reinterpreting historical architectural elements through a contemporary lens. The project includes a residential area, a cultural amphitheater, and a panoramic bastion offering breathtaking views of the Adriatic.
SKALITUR TOWER: A SCULPTURAL VISION OF ARCHITECTURE
Inspired by Michelangelo’s unfinished Prisoners, Skalitur Tower represents the struggle of raw material emerging from formlessness. Characterized by sinuous lines, its design balances solidity and movement. Using materials sourced from Albanian quarries, the project stands as a tribute to transformation and the continuity of territory, bridging history, art, and architecture.
